Welcome to Mowatt's Matchlist
The Matchlist - Where Buyers and Sellers find each other before either go public.
Real, verified buyers on one side. Off-portal homes on the other. We work it the other way round from the big portals: instead of listing and hoping, you see who's looking and what's available first, then move only when there's a genuine match.
Move quietly. Match deliberately.
Looking to Buy?
Browse off-portal Hush Homes across East Lothian and Edinburgh, homes you won't find on Rightmove/ESPC, then register as a Quiet Seeker so sellers can find you too.
Considering Selling?
Browse our active Quiet Seekers, real buyers, looking now. If one of them fits your home, you could have a buyer before you ever go to the open market.
Are you someone's Maybe Match?
How the Match Happens
Everyone on the Matchlist agrees to keep things confidential and offers are handled properly through solicitors.
No sale, no fee:
A modest success-based fee applies only if a match completes. If it doesn't, there's no charge.
One team throughout:
Phil and Annabelle handle the match from first conversation to completion. Same people, same fee, all the way through.
