This guide helps US buyers purchasing property in Scotland handle the financial and tax side of the transaction, focusing on two avoidable risks: exchange rate movement between offer and completion, which can add thousands when converting large dollar sums to pounds - and unexpected tax bills, chiefly the Additional Dwelling Supplement (ADS) that overseas owners almost always pay on top of Land and Buildings Transaction Tax (LBTT) because they already own a home abroad. The practical steps include budgeting for LBTT and ADS before offering (with your solicitor, not your agent, confirming the figure), setting up currency arrangements before making an offer, using tools like forward contracts to lock the rate the day an offer is accepted, aligning payments with Scottish legal milestones (particularly conclusion of missives) and sorting banking mechanics early, all so the money side becomes a non-event.
